Why stay in a hotel house rather than a standard hotel?
When you have children, or have an extended family, hotel accomodations in the Disney area can be very expensive. Most hotel rooms have a maximum of 4 people and you don't have much space or privacy. Everyone has to stay in on single living room that does not even have enough chairs for everyone to sit down.
Our hotel home has over 2100 square feet. The average size of a US hotel room these days is 325 square feet (13 X 25). So our house is the size of over six standard hotel rooms. Yet we charge LESS than many hotels in the area charge for just one room!
Our home has all of the space and privacy you could want and you will enjoy the flexibility that only a hotel home can provide. We want you to feel at home and experience the luxury that you would expect at any top resort.
As an individual property owner, we have higher standards than you would expect from a bucket shop or travel tour operator.
This all adds up to a vacation that is an incredible value for the money.
Where is the villa located?
Our home is located in Aviana Resort which is a 24 hour guarded resort community just off of the Ronald Reagan Parkway and Highway 17/92. We are located off of the I4 at exit 58. We are 10-12 minutes from Walt Disney World.
How many people can stay in the villa?
The house has 5 bedrooms each that sleep 2 people. We prefer to limit the occupancy to 10 people.
Can two families share?
Our home is perfectly suited for two families sharing. It has two master suites and 4 bathrooms. There is plenty of room here.
Are children welcome?
We almost won't let you book our home unless you bring the kids with you! This home is here because of our own children. Of course children are welcome and expected.
How do we pay for the holiday?
You can mail us a check or we accept all major credit cards. We also accept paypal.
How do I make a reservation?
You can do it right here online. Check the availabilty calender. This is always kept up to date. If the times are available then fill out the online reservation form and we'll be in touch. You may also call us at 1-800-467-7194 or 1-704-849-8280. To secure your reservation we require a non-refundable deposit. Full payment if due eight weeks prior to your arrival.
What happens when we arrive?
Once your payment in full is received you will receive a welcome pack with all the details on how to reach the villa and check in.
Check in time is 4 PM on the day of arrival and check out is 10:30 AM on the day of departure. We ask for strict compliance with these times to insure that there is enough time between guests to properly clean and prepare the house for the next guests.
What about a security deposit?
Upon check in our property manager will run a $250 authorization on your credit card, but will not put the charge through. This authorization will expire within 10 days unless there are damages.
Who do we call if there is a problem?
We have a local property management company that takes care of this home. They are on call to help you out. The number is in your welcome pack and also on the desk in the house. If you can not get hold of them, then call me and I'll solve your problem.
Supplies in the Home!
The house is fully equipped with plenty of towels. The cleaners will leave a bar of soap and a roll of toilet paper in each bathroom upon your arrival. After that, bathroom supplies are your responsibility. The cleaners will also leave a starter pack of laundry detergent and a starter dishwashing tablet for your convenience.
Some guests have left dishwashing powder or laundry detergent in the house. If you find their generousity helpful, please replace what you use up if you want to continue the good karma!
Is smoking allowed?
We have a strict no smoking policy which applies to the entire property. In order to provide a pleasant environment for future guests, please do not smoke anywhere on the property.
Any damage caused by guests smoking, including smoke damage, will be charged against your security deposit.
Are pets allowed?
We're sorry, but we can not allow pets on the property.
Is the pool heated?
The pool will probably require heating from October to April. There is an extra charge for pool heat.
What about maid service?
The house is professionally cleaned before you arrive and after you leave. Optional daily or mid week maid service is available for an additional fee. There is a washer, dryer, dishwasher and vacuum cleaner in the house for your use during your stay.
Is there a games room?
You bet! In the large garage you will find a pinball machine, air hockey table, fooseball table and dome hockey table. In the house is a Playstation 3 video game system. It's a kids dream come true!
How are you licensed?
Our hotel home is licensed by the state of Florida as a hotel. It has been inspected by the division of hotels and passed all licensing requirements. The license certificate is posted on the wall as you enter the home.
How secure is the villa?
We are located in Aviana Resort which is a 24 hour guarded community. We have 10 smoke alarms in the home. We have a fire extinguisher located in the utility room in case you need it. There is a safety screen across the deck to fence off the pool. All exterior doors are deadbolted and the sliding door has a charley bar. The house has a burgler alarm connected to a central monitoring station.
